- South Downs National Park Visitor Centre – acts as gateway to the development
- Riding Stables – with access to bridlepaths and the South Downs Way
- Hotels – total of 300 bedrooms, no more than two stories, linked by an atrium
- Restaurants – serving local produce, including fish, meats and specialities
- Pop-up street food – giving small local businesses the opportunity to start-up
- Retail / cafes / catering – a range of local shops, coffee shops, cafes and food outlets
- River and waterfront residential – some with associated mooring facilities
- Zip Wire / Cable Car – this could connect the front and back of the site, and possibly beyond
- Apartments / houses – with indigenous planting and photovoltaic panels on their roof modules
- Maintenance / power supply – the site will be off-grid, and will sell energy to local communities
- Roof top restaurant – serving local produce from the everyday to fine dining, with views out to the Downs
- Car Club car park – with charging points for electric and hybrid cars
- Premium Penthouse suites – with hi-tech specifications and views out to the distant Downs
- Natural grassland habitat – based on areas already given over to wilderness and ready for preservation
- Cultural Quarter – a mix of regional produce, arts, crafts, makers and shops
- Estate Office – to support off-plan purchases of both residential and retail
- Watersports / picnic / barbeque areas – a mix of play and recreation areas
- Reedbeds – with related aquatic vegetation and conservation and preservation measures
- Wildlife Centre – with interactive explanations of the wildlife and eco-system of the chalk pit

- Auditorium – 500 seats, with facilities for speaking, conference, film and musical performances
